Gemini Rosemont selected Keeney Design to develop a substantial remodel project for the entire site and four office buildings in the Diamond Hill Office Park. This included rebranding the property, developing a new logo for the park, creating new entry signage, adding exterior canopies at the building entries, a modest lobby remodel, and redesigning the traffic flow and parking layout.
Based on the close proximity to downtown Denver, it was decided to upgrade the site and exterior amenities to attract new tenants, but to keep the lease rates low. Consequently, ownership decided not to invest significant money to upgrade the building interiors at the time, feeling that a modest lobby remodel would be appropriate for the target lease rate. The project was a very budget-conscious renovation, and considerable time was spent investigating cost options that would provide the most bang for the buck.
