Keeney Design was hired during the due diligence period while the sale of a 1950s ranch house located in the Belcaro neighborhood in Denver was still pending so that design could begin immediately upon closing.  The client's goal was to keep the exterior walls and footprint of the house, but remove a substantial portion of the interior walls to allow a new design that met client requirements.  The client expressed a fondness for the mid-century modern look combined with contemporary elements.  

 

In addition to the zoning ordinance and building code requirements, Belcaro has an active architectural control committee that must approve items such as exterior materials, colors, and landscaping.  Keeney Design worked with the ACC representative during the design process and then attended the ACC review and approval meeting to present the design, which was approved.

 

Client goals included integration of the family room with the back patio through the use of a folding glass wall/door assembly, built-in bookcases in many rooms, and a layout with walls to display an extensive art collection.  Program requirements included a master suite, guest suite, large kitchen connecting with the family room, formal dining room, and a home office.
