Bowmar private residence

Keeney Design was hired as soon as the client purchased a vacant one acre lot located on the edge of Marston Reservoir in the town of Bow Mar (Littleton) Colorado.  Town zoning ordinance allowed only a 16 foot maximum height, measured from the property line at the street, a one-story appearance from the street, and 40 foot setbacks on all four sides.  In addition to the zoning ordinance and building code requirements, Bow Mar has a very active architectural control committee that must approve items such as maintaining view corridors for adjacent neighbors, exterior materials and colors, and landscaping.  Keeney Design worked closely with the ACC and attended numerous meetings to gain approval for the project.

 

Client goals included integration of the interior/exterior spaces with the use of folding glass wall/door assemblies on all patios, the use of glass on the view side facing the lake and front range mountains beyond, a landscape design concept to accommodate walk-out and windows on the two side elevations, built-in bookcases in most rooms and a layout  with walls to display an extensive art collection.  Program requirements included seven bedrooms, six bathrooms, large family and entertainment areas, home offices, artist studio, home theater, and large playroom, resulting in a 10,700 square foot home.
